Job Purpose

To support the Building Services Lead Technician & Building Services Engineer as the lead on major and complex technical issues across Campus and provide an expert assessment and subsequently manage the coordination of internal and external resources to resolve the issue and escalate as required.

 

Responsible for the efficient operation, inspection, troubleshooting and repair of the key mechanical HVAC (Heating, Ventilation and Air Conditioning) and electrical elements within critical systems within allocated Zones of the Estate, to help ensure their Safety and Reliability. This includes being the first point of escalation for Building Services Technicians and the Helpdesk on complex and business critical issues.

 

The Senior Technician will work proactively to optimise the building assets and to make recommendations for upgrades or replacements.

 

Main Duties and Responsibilities

  1. Proactively ensure key Building Services Plant and equipment are efficiently monitored and maintained, initiating corrective action as required.

  2. Work collaboratively, communicate and liaise regularly with key stakeholders’ Zone Facilities Managers, cluster Duty Managers, Service managers, building occupants, security staff, line managers, and contractors to deliver a customer focussed and quality service.

  3. Attendance at meetings to provide technical support as requested by the Technical Service team and deputise in their absence.

  4. Provide first response to critical breakdowns or faults, ensuring priority targets are met for reinstating critical systems. Aim to achieve first fix to return systems to operation, escalate and engage others to facilitate complex repairs or replacements.

  5. Support the efficient operation of the Energy Centre and District Heating System and associated plant across the Campus.

  6. Organise ongoing reviews, evaluations, and performance reporting carried out by Building Services Technicians across all Building Services systems. Take responsibility for the resultant corrective actions to ensure safety, quality of work and that optimum efficiency is achieved.

  7. Work with the Building Services Engineer and Sustainability Team in the identification and implementation of energy saving measures.

  8. Take ownership of customer escalation requests from the Estates Enquiry Management system/team and escalate to Building Services Lead Technician where appropriate.

  9. Ensure that regular inspections in plant rooms, switch rooms and equipment are undertaken and take ownership of the resolution of complex technical issues identified.

  10. Liaise with and support contractors and other maintenance staff in the delivery of planned and reactive maintenance activities locally within buildings; agree and approve local isolations and issue permits to work on relevant systems. Escalate major isolations or shutdowns to the Building Services Engineer.

  11. Take the lead on the monitoring and optimisation of Building Services Plant Equipment and Systems for any alarms, faults, or early signs of deviation from the norm and take timely corrective action. Communicating appropriately with the Building Services Engineer on matters that may require specialist contractor involvement.

  12. Manage departmental small works projects and support UoG project managers, consultants, contractors, and other relevant stakeholders to ensure successful delivery of major projects; assist with engineering surveys, attend regular project briefings, training, and handover sessions. Contribute positively to the lessons learned process and suggest alternatives as appropriate for consideration in the delivery of future projects.

  13. Develop, review and update on asset condition information database across allocated Zone of buildings to ensure that documentation, such as Operation & Maintenance manual information and drawings, is accurate and up to date.

  14. Support the Frameworks and Contracts Team in the management and auditing of both planned preventative and reactive maintenance carried out by service providers/contractors to ensure relevant engineering and quality standards are met.

Knowledge, Qualifications, Skills and Experience

Knowledge /Qualifications

Essential:

A1: Either: Ability to demonstrate the competencies required to undertake the duties associated with this level of post having acquired the equivalent professional standard through demonstrable vocational experience, including relevant engineering apprenticeship. Or: Scottish Credit and Qualification Framework level 8 (Scottish Vocational Qualification level 3, Higher National Diploma) in Mechanical, Electrical or Building Services Engineering or equivalent and experience of personal development in a similar role.

A2 Strong knowledge of legislative requirements for Mechanical, Electrical and Plumbing installations within a complex commercial or similar environment.

A3 Knowledge of Fire, Security and Building Management Control systems.

A4 Understand the theory and practical operation of the refrigeration cycle behind chilled water and HVAC systems.

A5 Understand the theory and practical operation of heating and hot water systems.

A6 Good awareness of the pre-determined standards and regulations for the conduct and output of the role and/or team.

A7 Asbestos awareness

A8 High level of awareness of health and safety matters relative to coordinated maintenance activities in the built environment. High level of understanding of risk assessment and method statement approach to work activities.

 

Desirable:

B1 18th Edition IET Regulations.

B2 Control of Legionellosis certificate.

B3 Construction Skills Certification Scheme accreditation.

B4 IOSH Working Safely.

B5 Knowledge of SFG20 specifications.

B6 A full current UK Driving Licence.

 

Skills

Essential:

C1 Demonstrable ability to safely isolate electrical plant and prove dead. The ability to operate lock out tag out procedures on electrical and mechanical systems.

C2 Strong problem-solving capabilities, interrogating complex faults within large commercial mechanical, electrical and plumbing installations independently and/or through a support team.

C3 Strong planning skills to allow the efficient and safe planning of all works.

C4 Customer focused with a proactive approach to working effectively and collaboratively at all times.

C5 Proactively exercises initiative and judgement to ensure effective service delivery independently and/or through a support team.

C6 Work safely at all times, communicate effectively across the team and update and report on Statutory Health & Safety requirements/regulations.

C7 Strong communication skills with ability to write technical reports and or communicate verbally with supervisor, manager, helpdesk, Zonal Operations Team and building occupiers.

C8 High level of IT competency and ability to use electronic handheld devices.

C9 Ability to operate within a variety of different workspaces including work at height.

C10 Good record keeping skills for building system records and drawings

C11 Demonstrable development of skills since original qualification as a technician.

C12 Ability to operate air conditioning and heat pump systems.

 

Desirable:

D1 Ability to interrogate and isolate of fire and security control panels.

 

Experience

Essential:

E1 Operating and maintaining complex mechanical and electrical systems in a large estate.

E2 Operating, interrogating, modifying and fault finding BMS systems.

E3 Operating and of maintaining Chillers, Air Conditioning plant i.e., Spilt systems, VRV and VRF systems, Chilled Water systems, AHU’s, and ventilation systems.

E4 Operating and maintaining heating and hot water plant.

E5 Fault finding and interrogation of Building Services systems.

E6 Fault finding on complex MEP systems.

E7 Short-term projects within work area or as part of a larger project team.

 

Desirable:

F1 Fault finding on electrical distribution.

F2 Computer Aided Facilities Maintenance (CAFM) systems.

F3 Trend and Distech BMS systems.

F4 Operation of a District Heating Systems, including Combined Heat & Power engine.

 

Terms and Conditions

Salary will be Grade 6, £33,951 - £37,694 per annum.
